THE registered title holders of a property in Queensland have issued a public demand for the immediate removal of an unlawful lien placed by “Australia and New Zealand Banking Group Limited” (ANZ).
Despite more than 80 formal written requests for proof of the alleged debt and the mortgage agreement over the past three years, ANZ has failed to provide any certified documentation, leaving the lien in place without legal justification.
The couple have been actively pursuing the resolution of this matter for over five years, repeatedly asking ANZ for evidence of the debt and full disclosure of the terms of the mortgage. Yet ANZ hasn’t supplied any certified loan documents or verified the existence of the debt.
“No ANZ actor will entertain any form of communication about this matter. It really is an extraordinary situation, where the ‘alleged debtor’ is chasing the ‘creditor’ to pay an unsubstantiated debt,” they said.
“This situation has gone on far too long,” said the couple. “For over five years, we’ve requested proof, and ANZ hasn’t responded with anything substantial. Instead of offering the necessary documentation, they’ve allowed this matter to remain unresolved, and for the lien to remain on our property without justification.”
This situation began when the couple requested full disclosure of the terms of the alleged mortgage. Despite numerous attempts to resolve the matter directly with ANZ—including reaching out to the CEO and senior executives—the couple haven’t received any substantiated proof of the alleged “outstanding loan account balance.”
So they stopped making any mortgage payments, but rather than discuss the matter, ANZ has attempted to pursue collection efforts that the couple claims are unfounded and unlawful.
The legal implications are clear: ANZ’s actions violate Australian consumer protection laws and financial regulations, including the Corporations Act and the National Consumer Credit Protection Act (NCCP Act). The couple’s public notice now serves as a final demand for the immediate removal of the lien, since the strict deadline for ANZ to act, has now passed.
“This isn’t about confrontation; it’s about holding ANZ actors accountable for their failure to substantiate their claims,” said the couple. “ANZ is required by law to provide proof of the debt before pursuing legal action. And their refusal to do so undermines the trust that should exist between financial institutions and property owners.”
The couple have taken their case to financial regulatory bodies, including the Australian Securities and Investments Commission (ASIC), the Australian Prudential Regulation Authority (APRA), the Australian Financial Complaints Authority (AFCA), the Australian Competition and Consumer Commission (ACCC), the Federal Treasurer, Minister for Financial Services, Attorney General, Commonwealth Ombudsman, and Queensland Titles Registry Pty. Limited, (“Titles Queensland”). These agencies have been asked to investigate ANZ’s actions and ensure that they’re held accountable for violating consumer protection laws.
APRA’s unsigned anonymous reply stated: ”APRA does not investigate individual complaints unless they are of prudential concern, meaning they pose a threat to safety and stability of the financial institution.”
Titles Queensland’s principal legal counsel replied: “Titles Queensland has no authority to take the action you request. The mortgage will be removed from the title when a Form 3 Release of Mortgage, properly executed by the mortgagee [ANZ] and in registrable form, is lodged.” The remaining financial regulatory bodies, and politicians, remain silent.
“It’s time for banks and financial regulators to be held accountable for their actions (or lack thereof),” the couple concludes. “This isn’t a personal dispute; it’s about ensuring that financial institutions and financial regulators follow the same laws they demand everyone else follows… And treat all property owners in Australia equally, whether they be large corporations or private individuals, with the respect and transparency that all ordinary Australians deserve.”

What do the bank claim to have the lien over? It’s not what you think and it cannot be what you think. Trump will not be saving anyone because that would bring down the whole system. He won’t do that.

(1) Trump’s quite correct that the open-air prison camp known as Gaza has been ‘unlucky’ for the Gazans, so it’s only fair and just that the Palestinians get somewhere else to live. I think the title deeds to Israel would do nicely; and (2) Netanyahu, the genocidal war criminal, the Israelis in the IDF who committed war crimes against the Gazans and the criminal US senators, congresspeople and ex-presidents responsible for treason should be detained in Gaza for the rest of their lives. It’s far more humane than the treatment they deserve. The seized assets of these criminals should help fund the rebuilding of Gaza as a high-rise prison colony with views of the Mediterranean.

Yep, I recently had the same experience with the Commonwealth Bank.
They gleefully informed me that there’s no such thing as a ‘Title Deed’ anymore, only an ‘e-Title’ which they don’t send to you in an e-mail or anything, or some website where you can view this e-Title. You just have to take their word for it that there is an e-Title somewhere, which doesn’t actually state that you own the property either. Only says that there is no money owing to any financial institution on said property (or words to that effect).
IOW: YOU don’t own the property therefore, the bank, or any of the treasonous lying governments can take it from you whenever they feel like it.
THIS WILL ALL BE SORTED OUT SHORTLY NOW THAT PRESIDENT TRUMP IS IN CHARGE. 🤦♂️

All mortgage documents are fraudulent documents. Hopefully this will come to light this year, and they’ll ALL be removed.
To me it smells like part of a wider scheme to repossess earmarked land.
I got some loans closed off and it costs a few hundred dollars for each. The ANZ sent me a shitty email saying not much, two properties on the same page, and MacQuarie sends a half decent sort of letter but neither provide any sort of certificate, should be getting one from Westpac one of these days and see what they come up with. You should be able to expect a nice “congratulations – want another loan ?” type of cover letter and a gilt edged Certificate of Closure, I mean many people only buy one house in their life. This is what the bank is selling. WTF is wrong with them ? Why don’t they supply a frame too so you can hang it on the wall.
Anyway I’m going to sell everything and go bush, I don’t trust the government.
The bank that supposedly made the loan in the first place received the money for that loan in full when the application was made, gifted as it were from the strawman accounts of the applicants…their accounts created from their birth certificates that were attached to the corporations created out of their birth names in CAPITOL LETTERS, money and account of which was held in the now bankrupted District of Columbia, Washington DC/US (not USA), and then expected the applicants to make payments for years until that amount was paid in full a second time with interest on interest occurring year by year for the term of the loan.
So the bank pulls this swifty out of their signatures and agreement which occurs in their state of ignorance of how this bank theft occurs.
Financial slavery, fully organized by government, politicians, top bureaucrats, is all part of the unlawful system of Law, the Admiralty System that has NO JURISDICTION ON LANDMASSES, and IS NOT CONSTITUTIONALLY ALLOWED TO OCCUR.
POSSESSION IS NINE TENTHS OF THE LAW?
